Apartments in Lima Top: Location and price range of the most accessible offer in Barranco, Miraflores and San Isidro

Miguel Díaz, manager of ASEI’s business division, warns that this is a sign of a market with strong demand and a growing supply. Proof of this is that the growth of the offer in Lima Top exceeds the growth of the total offer in Metropolitan Lima and Callao.

“As of October, the total supply in Metropolitan Lima and Callao reflects a growth of 2.6% year-on-year. Meanwhile, only in Lima Top, the interannual growth has been 6.7%”Explain.

With this, the number of real estate agencies operating in Lima Top has also grown: from 138 in October 2021 to 146 in October 2022. “We are talking about the appetite that the real estate entrepreneur has today is greater for Lima Top because they understand that it is an attractive market”asserts.

Faced with this, prices have remained stable, with the average price per square meter in Lima Top amounting to S/8,931 as of October 2022, while in 2021 said value was S/8,869.

demand and prices

According to Miguel Díaz, a migration of demand has begun today in Lima Top towards smaller spaces.

“This type of offer is mainly aimed at profiles of young singles who want a good combination between buildings that allow them to combine work and leisure, and couples who are investing in their first home”Diaz says.

Ian Kishimoto, general manager of Alerces real estate, explains that the lifestyle of this type of public prioritizes the finishes of the apartment, its distribution, and the master bedroom.

“Since the price per square meter in Lima Top is higher and it is a young audience, it is not that it needs such a large space. They do prioritize common areas”, indicates. Only in October, according to ASEI data, the sale of Lima Top has been 277 apartments sold, of which 26% are located in a range between S/300,000 and S/445,000. Most of these apartments are located in Miraflores, Barranco and San Isidro.

The Alerces real estate company is already working on a project on the 7 block of El Ejército avenue in Miraflores, where the focus of the common areas will be ‘coworking’.

Meanwhile, Miguel Deustua, general manager of Tribeca Inmobiliaria, comments that Surco has opted for a compact department that has allowed a greater speed of sale.

“Our product has three bedrooms, but it is less than 70 m2. This is accessible to any family. Added to this are the common areas, it is a product that has responded well to market demand”it states.

Tribeca Inmobiliaria will deliver its MoMA project with 50 apartments on Coronel Inclán avenue in Miraflores in January.
