If the single-family house has always been the dream of aspiring homeowners, the health restrictions linked to the Covid-19 pandemic have accentuated the desire to live in an independent dwelling with a pleasant outdoor space. But to go from fantasy to reality, you have to do a lot of research.
Falling in love with an old property is not easy, while new programs sometimes involve waiting up to a year. To meet demand, some builders have therefore embarked on the creation of high performance kit houses.
An offer under construction
“We talk about modular housing when it comes to designing independent modules in the factory, before assembling them very quickly on the site”, explains Alain Tur, CEO of AST Groupe. After having founded its network of wood-frame house franchises in 2010, the company has been implementing this construction process in the context of industrially prefabricated houses, under its M Design brand, since May 2020.
This is not the first. Since 2011, Cubik-Home has made a name for itself by offering high-performance concrete modules that can reach up to 34 m2 of living space once assembled. For its part, Contain Life has been rehabilitating shipping containers since 2015 to transform them into custom homes or garden studios.
Comfort at a low price
The number of offers is still reduced on national soil. But these housing kit have advantages. At the top of the list, they represent a saving of time, since the long months of construction are replaced by a few weeks of manufacturing in the factory and two to three days of assembly on site.
Who says industrial assembly, also says lower costs. “While the price of building a single-family house can vary greatly depending on the region, our modular housing offers a price of around 1,500 euros per square meter, for new and fully equipped housing,” explains Alain Tur. Or a family home for an average budget of 150,000 euros.
Type of kitchen, heating and coatings are customizable. The appearance and finish of the materials used make the design system invisible, so that the house meets the requirements of local town plans. And this type of housing is scalable. A child in perspective? All you need to do is order an additional module and a connecting airlock.
The ecological argument
Last argument, these accommodations integrate modern ecological requirements. Low-carbon passive building, resistant and durable, modular houses offer high energy performance, while limiting the impact of construction on the environment. There is no need to dig deep foundations here to erect the house, nor to carry out waterproofing work, which allows the soil to be preserved.
Likewise, the sockets for connections to urban networks are already integrated into the modules, so that connection is simplified.
The boom in garden studios
If modular homes are still very marginal, interest in these adaptive buildings is growing. And it is very often by inviting themselves into the gardens that these alternatives gain ground.
