More than six in ten French people do not have all of their heating equipment serviced once a year. The reason ? They are 62% not to think about it, while 38% evoke the cost of this type of intervention, according to a survey carried out in 2018 for the supplier Eni.
However, due to a lack of periodic maintenance, these devices soon become less efficient, or even break down.
A mandatory revision
Because the boiler and chimney can be a source of danger, the law has made their annual maintenance compulsory. All oil, gas, wood, coal or multi-fuel boilers with an output between 4 and 400 kilowatts must be serviced by a heating engineer once a year. This professional will check the operating condition of your device, clean it, adjust it and assess the presence of atmospheric pollutants. A maintenance certificate must be given to you within fifteen days of the visit. Keep it well, it will prevail if you suffer a loss. Note also that in the context of an individual boiler, it is up to the tenant to bear the cost of this intervention, unless the lease provides that the obligation belongs to the lessor.
The chimney sweeping is also the user’s responsibility and must be carried out by a professional qualified by the Professional Building Qualification and Classification Body (OPQCB). Most often, the health regulations of the department require two sweeps per year, including one during the heating period. But there may be differences between municipalities. Better to inquire because in case of non-compliance, you are liable to a third class fine of up to 450 euros.
Don’t forget your radiators
Apart from legal obligations, it is also imperative to ensure the proper functioning of other heating devices, starting with that of your radiators. Hot water models must be properly dusted and especially purged every six months. To do this, loosen the screw provided for this purpose and run the water into a bowl to release the trapped air in order to guarantee maximum heating efficiency. Every four to seven years, it is also necessary to remove sludge in order to remove the sludge that has accumulated in the heating circuit.
Electric heaters must also be dusted (especially on the air outlets) and cleaned to function better. It is also recommended to have them checked by a professional every five years.
Finally, don’t forget to take care of your VMC. Controlled mechanical ventilations clog up very quickly, reducing their efficiency while they are essential to evacuate all ambient humidity. Disassemble and wash the ventilation and extraction vents and replace the filters if necessary.

- Do you have central heating? At the end of the heating season, clean the hearth of your boiler after having partially disassembled its shell to remove the flue pipes. In the case of a heat pump, you must ensure that the outdoor unit is not blocked by debris and other leaves. In addition, the law requires a professional inspection every five years for reversible heat pumps with cooling capacity greater than 12 kilowatts.
- Do you have an electric water heater? It is tartar your number 1 enemy. You must carry out descaling and emptying. To do this, cut off the power and the cold water supply, empty the tank and collect the lime. The thermostat part should finally be replaced after a few years.
